A site is parcels of land in an urban, semi-urban, suburban or rural setting with the tag of an agricultural land, given by the Revenue Department, which is the custodian of all the available records to the plots of land constituting the site. The developer concerned, approaches the Revenue Department for obtaining the conversion from agricultural land to non-agricultural land. After the change in land use, the developer approaches the relevant jurisdictional authority namely, BBMP / BDA / BMRDA / BIAPPA as the case may be, to obtain a conversion Certificate. This authority obtains the required ‘No Objection Certificate’ from the Directorate of Country & Town Planning [DCTP] and then gives the Conversion Certificate sites in bangalore with all amenites .

From hereon, the developer may decide to develop the site by getting electricity and water supply, sewage system, road connectivity, compound/boundary wall construction, with clearly cut plots within the gated site with 24-hour security provided. This is what we call a Gated Community Residential Plot.

Whitefield is an area that is considered to be the major IT cluster wherein a large work force is employed and prefers to live in the vicinity of its workplace. It is not a wonder that these factors have been responsible for the localities in the vicinity have given rise to gated communities of residential buildings. Villas hold the high priority choice of the people wanting to live here.

ITPB has been singularly responsible for driving demand for housing in the vicinity. The other tech parks and business parks in the Export Promotion and Industrial Park Zone of Whitefield have been drawing mid-income apartments, and high-end homes within well-equipped gated enclaves, to villas and plots.

Whitefield, Electronics City and EPIP were the major initiatives of the Government in making rapid progress and attracting many MNCs to set up their base here in India and making these the IT hub of the Indian Silicon City  plots in Bangalore.

The above developments have driven the demands for high-end flats and villas by the migrants who come from all corners of the country to make a career and settle down in Bangalore.
